I get asked a lot right now: “Anna, is anything actually selling?” The answer is yes, but pricing matters more than ever.
A local appraiser looked at October pending sales in the Sacramento region. About 40% needed a price reduction before going into contract, and those cuts averaged 6.7%. Homes took about 47 days on average to go pending. But about a third of them went pending in two weeks or less.
So here’s what I see. Buyers are patient, but they move fast when a home is priced right and checks their boxes.
To my sellers: start at a realistic price and don’t test the top of the range. Being move-in ready still pays off.
To my buyers: you have more choices and more room to negotiate than you’ve had in a while. And about 80% of sales are still financed, so it’s not only cash buyers winning.
Thinking about your next move? Reach out and I’ll walk you through what your home or your price range looks like today.
